General Maintenance

We make maintaining your home a breeze! Our owners love that our team regularly inspect their units for any issues and that we can easily take care of any concern, big or small, by using our dedicated staff, or by hiring and overseeing skilled labor (like an electrician). Each of our owners receives a detailed month end statement that shows all maintenance items, a description, and cost. Owners also have the option to print a year-end statement for tax purposes. To put it simply, our system is super streamlined and convenient!

Vacation Rental Owners who Manage Themselves

Our vacation rental owners who manage themselves are thrilled with our maintenance services. They know that if they receive a call from one of their guests that they can reach out to us to assist with any issue. Our team can help with major items, such as new appliances needed, furniture deliveries, remodels; we can also help with small items such as guest needing a humidifier, a new remote that needs programming, or any aesthetic item (i.e. a comforter that may need replacing). All other “small” items like light bulb changes can be handled too. It’s great!

Key Factors

  • Hourly charge:  $60/hr for labor, minimum 1/2 hr.
  • IITD will take any owner calls 24 hrs a day, 7 days a week on our maintenance line. (Emergency charges do apply for after hour, Sunday, and holiday calls.)
  • Light Bulbs:  Owner will be charged a standard fee per light bulb type. Currently IITD replaces all bulbs with LED bulbs, whenever possible.
  • If problem requires a specialist, IITD will coordinate all work, pay invoice to vendor, and charge Owner invoice amount plus a 15% markup fee.

Standard Type of Maintenance Items

  • Basic plumbing—fix leaking sinks, clogged drains, etc.
  • Aid with cable/TV issues
  • Provide batteries (labor plus cost of batteries), during business hours
  • Tighten/fix loose towel rods, knobs, etc.
  • Touch up paint, if paint provided
  • Yard service
  • Any miscellaneous item that doesn’t require a license (such as for electrical work)

Other Maintenance Items

  • Coordinate all driveway snow removal
  • Coordinate all deck, front porch, and stair snow removal
  • Coordinate all hot tub maintenance
  • Coordinate ice and snow removal from roof
  • Coordinate trash service
  • Coordinate any emergency services (ie.e no hot water, flood or water damage, no heat)
